Stone Gate Affordable Housing Waitlist in Marlborough: 1, 2 and 3 Bedroom Apartments
The Stone Gate affordable housing waitlist in Marlborough is currently open for one-, two- and three-bedroom income-restricted apartments at 80% of Area Median Income. Boston Metrolist lists rents starting at $1,680 per month and gives September 10, 2026 as the application deadline.
There is one unusual detail applicants should know before applying. Metrolist calls this an open waitlist, but SEB Housing currently reports that some affordable Stone Gate apartments may also be available on a first-come, first-served basis. That means an applicant should confirm the exact apartment and rent available when the leasing office responds rather than assuming every listed category has the same status.
Metrolist Currently Shows Four Affordable Rent Categories
The current Stone Gate Metrolist listing at 65 Silver Leaf Way shows:
- 1BR: $1,680 per month for two listed units.
- 1BR: $1,786 per month for three listed units.
- 2BR: $1,890 per month for three listed units.
- 3BR: $2,047 per month for one listed unit.
All of those listings use the 80% AMI income tier. The building is identified as wheelchair accessible, and the Metrolist entries also list off-street parking, air conditioning, a fitness area, laundry and pet-friendly policies among the property features.
SEB Is Showing Additional Current Rent Levels
Stone Gate's affordable housing administrator, SEB Housing, currently shows a broader set of leasing prices than the Metrolist waitlist. SEB distinguishes between classic and renovated apartments.
- 1BR Classic: $1,680.
- 1BR Renovated: $1,786.
- 2BR Classic: $1,890.
- 2BR Renovated: $2,047.
- 3BR Classic: $2,050.
- 3BR Renovated: $2,183.
That does not make the Metrolist listing incorrect. The two sources are describing overlapping affordable inventory in slightly different ways, and SEB's page is also reflecting current classic-versus-renovated pricing. The exact rent attached to an apartment offered to you should therefore be confirmed before you make a housing decision.
SEB states that these rents can change in future years. Tenants are responsible for gas used for heating and hot water, electricity, cooking, water and sewer.
The 80% AMI Ceiling Depends on Household Size
SEB currently publishes the following maximum household incomes for Stone Gate:
- 1 person: $96,000.
- 2 people: $109,700.
- 3 people: $123,400.
- 4 people: $137,100.
- 5 people: $148,100.
- 6 people: $159,050.
A household does not qualify simply because its income is below one number shown on a housing listing. Household size and the applicable AMI tier both matter. The Area Median Income rules for affordable housing explain how those limits work.
Stone Gate Has a Large Affordable Inventory
SEB describes Stone Gate as a 332-apartment community and says 83 apartments are included in the affordable housing application process. That makes this a considerably larger affordable inventory than many waitlists tied to only a handful of income-restricted apartments.
The property offers one-, two- and three-bedroom apartments. Community amenities include a heated outdoor pool, fitness facilities, a private dog park and outdoor gathering areas.
Apartment size alone does not determine whether you will be offered a home. Your household still has to meet the affordable-housing requirements for the apartment available when your application is reached.
What “Open Waitlist” Means at Stone Gate Right Now
Boston Metrolist normally uses an open waitlist when a development is accepting names for future income-restricted vacancies. Applicants enter the list first, and complete financial certification happens later if an apartment becomes available and the household is selected.
Stone Gate is slightly different at the moment because SEB also says affordable units are available first come, first served and tells applicants to contact the leasing office about immediate move-in opportunities.
For an applicant, that is potentially good news. It does not guarantee that a particular one-, two- or three-bedroom apartment will still be available when you contact the property, but it means you should not assume that joining the list necessarily involves a long wait.
Contact Stone Gate Before September 10
Metrolist directs applicants to the Stone Gate leasing agent to enter the current waitlist. The contact information presently published for the affordable opportunity is:
- Email: stonegatema@greystar.com
- Phone: (508) 787-1005
- Address: 65 Silver Leaf Way, Marlborough, MA 01752
Complete proof of income is not required simply to enter a Metrolist open waitlist. Financial documentation becomes important later, when an apartment is available and the household reaches eligibility certification.
SEB's affordable housing information also indicates that applicants may be asked for tax returns, recent bank statements, recent pay stubs, W-2 forms and documentation for Social Security or other benefits during the qualification process. Assets must also be reported and documented when requested.
Do Not Treat a Contact From the Property as Final Approval
If Stone Gate contacts you about an apartment, there can still be a viewing, document review and final affordable-housing certification before a lease is completed. Metrolist specifically advises applicants not to terminate an existing lease before the new rental is finalized.
That matters here because the property is advertising both a waitlist and current first-come opportunities. Fast availability does not remove the income-certification requirement.
Stone Gate Is One of Several Active 80% AMI Options
Households looking for multiple bedroom sizes do not have to rely on one property. The The Basin waitlist in Wakefield currently includes studios, one-bedroom and two-bedroom options, while the 93 Centre Street waitlist in Brockton also covers several apartment sizes under an 80% AMI program.
Stone Gate is notable because its current Metrolist prices begin at $1,680 and the affordable inventory extends through three-bedroom apartments. The broader Boston and Greater Boston affordable housing listings can help you keep other applications active while waiting for a response.
For Stone Gate, the safest move is to contact the leasing office before September 10 and ask which affordable apartment categories are available now, which are waitlist-only, and what rent applies to the specific classic or renovated apartment being offered.
